These smaller projects located on Anna Maria Island, primarily consist of renovation and minor additions to existing non-elevated concrete block homes. In accordance with FEMA 50% regulations, strict adherence of existing property value to proposed costs ratios were maintained to allow living areas to remain in close proximity to grade. The scope of work includes the addition & reconfiguration of roofs, fenestration, porches, & miscellaneous exterior elements with focused attention to scale, proportions, & use of materials to evoke a cottage feel and enhance the overall presence from the street. New materials and details have been consciously selected to be compatible with local climate concerns & consistent with regional vernacular constituent elements.

In accordance with FEMA 50% regulations, strict adherence of existing property values to proposed improvement costs ratios, were maintained to allow living areas to remain in close proximity to grade. The scope of work beyond adding the 2nd story, included the addition & reconfiguration of fenestration, porches, & miscellaneous exterior amenities with focused attention to scale, proportions, & use of materials to evoke a cottage feel and enhance the overall presence from the street. New materials and details have been consciously selected to be compatible with local climate concerns & consistent with regional vernacular constituent elements.
The existing 2-story elevated house is situated on Tampa Bay with stunning views of the Skyway Bridge to the east. The program stipulated an upper level addition to include 3 bedrooms, 3 baths, & roof decks to maximize views of the Bay and across the island to the Gulf without exceeding the City’s height restrictions. The scope of work also included a new pool area and unique exterior in contrast to the more traditional neighbors. The original exterior scheme emoted a more casual vibe rendered in stucco & horizontal siding. The final approved exterior presents a more sophisticated composition expressed in composite panels with aluminum reveals and stucco. Aluminum "brise soleil" and stainless steel cable railings punctuate the nautical vibe.
The site is located on a wooded knoll overlooking the intercoastal waterway on Longboat Key. The existing structure is comprised of two wood framed levels over elevated concrete pilings. The scope of work includes the demolition of the (2) framed upper levels while maintaining the existing pilings & concrete beams. Given the structural grid below, the new livings areas are consolidated on a single level. Large expanses of glass provide panoramic views from public areas to the water while the enclosure of private areas facing the approach, are relatively reserved.
The exterior of the house is rendered in stucco & glass in a transitional format. This expression utilizes more traditional forms such as bracketed gables, metal roofs, & mullioned glass rendered in a sleek modern format. The use of horizontal pipe railings & assorted flat roofs accentuate the nautical feel.
Depicted here is an example of the capability to work in various style formats. The project is located in a vintage upscale suburban neighborhood in Nashville, Tn. The area’s homes reflect an eclectic mix of styles ranging from Tudor, Craftsman, to Mid-century Modern. The program included two separate 2-level units sharing a common main entry. The client’s wishes stipulated the “duplex” appear as a contiguous large single-family residence consistent with the neighboring homes in scale & proportion. Three distinct exterior schemes were developed for the same floor plan offering a variety in direction of style but complementary to its context.
Similar to the project above, the home is situated in an eclectic coastal context in Anna Maria, Fl. Because the structure was required to be elevated, the clients originally envisioned a modern approach to a traditional coastal cottage aesthetic including a combination of gables & roof decks to maximize views of the gulf. Though the scheme incorporates traditional materials like horizontal siding, the detailing and fenestration evoke a more streamlined nautical expression. Taking this approach a step further by rendering the same plan in stucco, flat roofs, & large expanses of “storefront” glazing, provides an unapologetic modern scheme for consideration.
Situated along the Manatee River, the layout of the house creates a buffered entry court from the street & opens on to a defined courtyard on the more private riverfront side. The garage & storage areas are semi-detached from the main house and expressed as a carriage house & ceremonial entry from the visitor parking. The house is comprised of a main living pavilion running parallel to the river with master bedroom suite & art studio wings defining a central courtyard enjoying views & access to the river.
The exterior composition is carefully scaled to evoke a more modest waterfront cottage, belying the actual 5,000 sq. ft. footprint. Varying roof pitches & details along with brackets, spires, & operable shutters combine to enhance the overall proportions and expression.
The elevated house is located on the Intercoastal Waterway in Bradenton Beach. The L-shaped plan surrounds a central elevated infinity-edge pool with vistas to the bay beyond. Public & private zones intersect at a central octagonal transition which continues vertically through the house and terminates as an observation/sitting area tower at the upper level master suite. From this vantage point, large expanses of windows provide views up & down the intercoastal as well as west to gulf beaches beyond. Plentiful outdoor deck areas maximize the functional space of the relatively small house
The variation of pitch at both hipped & gabled roofs at each level enhance the whimsical “doll-house” appeal. The material application, fenestration, & details compliment the overall aesthetic.
Given an existing beachfront cottage in Anna Maria, the parameters of the project dictated maintaining the cottage & develop a separate 3 bedroom addition. In accordance with FEMA regulations, the addition was elevated & separated laterally from the existing non-conforming structure. An elevated "bridge" connects the two structures at the main level, allowing access to shared areas while the pool deck unifies them visually & physically at grade level. The exterior development attempts to seamlessly wed the two structures creating a cohesive composition with a simplified approach to traditional elements.
Similar in program to the multi-unit project above, individual units are expressed within a unified exterior scheme with special attention given to proportion & scale in context to adjacent homes.
This phased addition/renovation project on Longboat Key included the addition of new master bedroom suite, studio, & sunroom to the existing house in Phase I. Upon completion of the addition, Phase II incorporated major renovations of both the interior & exterior of the main house & pool. Phased permits & construction allowed the project to be completed in accordance with FEMA regulations.
The featured projects here represent a sampling of typical renovations to existing concrete block homes here on Anna Maria Island. Due to FEMA 50% improvement regulations & site constraints, the scope of work is limited to general interior re-planning and renovation in an attempt to update & open spaces condusive to island living. Radical exterior improvements evoke a "coastal cottage" impression through the use of siding, metal roofs with exposed rafter tails, & architectural details consistent with the scale & feel of its neighboring context.
These featured homes are located well beyond the island's confines in Tennessee & Kentucky. Each depict an honest approach to adapt to the regional context, materials, & constituent elements within their architectural expression.
